Private Phone Auction Services

The Phone Auction Process:

All bids will be by phone. All bidders are kept confidential. Bidders’ confidentiality extends after the sale closes. Bidding opens as soon as the property is listed. There will be a designated time and date for a Soft Close. Typically, I set the soft close for 10:00 A.M. on a specific date. A final bidding pool will consist only of bidders who have submitted a bid prior to the Soft Close. The bid they submit must be higher than the bids already received. 

Bidders must register with me prior to the sale. 
Bidders must submit evidence that they have the financial ability to complete the sale. This can be a letter of credit, bank letter, evidence of cash on hand, or other methods. 

The property is sold without an appraised value contingency. Once the auction is complete the buyer must complete the contract or lose the deposit. 

At the soft close, there will be a bid-off via phone by the top two bidders. After one drops out, I will move to the third high bidder and repeat the process until there is only one high bidder. If the bid is higher than the agreed-upon minimum set by the seller (or no minimum) the auction closes and a sale contract is written. The buyer will deposit 10% of the purchase price with our local title company American Title and Abstract. Procedures after that are the same as other sales.
